Aspen Club : Future of Timeshare Development


Just one day after the Aspen Club and Spa received approval from the Aspen City Council the current managing partner, Michael Fox, left town for a family vacation. There have been some suspicions that Fox intended all along to secure approval for the new timeshare development and then leave it to a different developer to finish the job.

Fox claims that this notion is ludicrous and there is no way he is leaving the project. The idea of Aspen Club Living is a marketing concept that will be used to sell the new timeshare properties. The pitch will be about a rejuvenating retreat for your mind body and spirit. The timeshare sales will be used to help finance a major renovation and remodeling for the club which will help secure that the club stays open well into the future.

While the timeshare and fractional ownership properties are in huge supply, enough for about three or four years worth, rate of sales are going down. However the average cost for a fractional ownership or timeshare is around $500,000 according to a report from the Land Title Guarantee Company. The timeshare profits will also be used to improve the health and wellness of the local community residents. There will be a .25% assessment added to each timeshare to fund this community project.

Do Timeshare Maintenance Fees Ever Decrease?


Timeshare Relief deep thoughtsDuring timeshare presentations, the audience is often shown a chart or some organized way of portraying timeshare costs as being less than comparable luxury hotel accommodations over time.  At least in the past, these comparisons included escalation in hotel costs due to inflation.  But was the consistent rise in maintenance fees ever discussed?  Probably not.  But many timeshare owners have experienced increases in their maintenance fees.

Regardless of the presentation style or exact numbers, the case is made for a timeshare to save money over a period of time if a timeshare owner can consistently go on vacation annually to their timeshare.  This way the new timeshare owner can justify spending the money now in order to save later.

However, one assumption is made in the cost analysis — the price of hotel rooms does not go DOWN.  But during this recession, we know that hotels have lowered costs, sometimes drastically in order to bring in guests. This begs the question, “Do timeshare maintenance fees ever decrease?”  I cannot recall a timeshare owner ever getting a smaller annual maintenance fee bill year-to-future-year.  This would certainly change the cost comparisons between hotels and timeshares.

Timeshare Relief Interview with Charlie Part II

In the last video, now a former timeshare owner, Charlie explained how happy he was that he no longer owned his timeshare.

In Part II of our interview, we asked Charlie to explain his arithmetic in how he figured out the solution with Timeshare Relief was the right one for him.

He paid a monthly maintenance fee which totaled $900 a year when added up.  On occasion, his timeshare would charge him a $500 special assessment.  He spent $17,000 on the timeshare upfront.  Had he used the timeshare, each 7 day vacation would have ended up costing somewhere in the neighborhood of $2000-$3000, hardly a bargain.

On camera he does not speak to the fact that over time, had he not worked with Timeshare Relief, he would be charged about a $1000 a year for a timeshare that it seemed he seldom used.  Over just 5 years, that would be $5,000 out of his pocket for nothing.  Over ten years, $10,000 lost.

Timeshare Exchanges – Benefit or Just Another Timeshare Fee?


Timeshare Relief arrowsOne of the perceived best features of timeshares is the ability for timeshare owners to “exchange” their timeshare for another timeshare in another part of the world.  An owner will “bank” their week at their home timeshare resort and depending on the value of their timeshare, they will be granted access to a timeshare with similar value in a different location.  Some programs allow multiple banking opportunities so that timeshare owners can upgrade to more luxurious accommodations with their exchange.

When purchased, a timeshare exchange program sounds like you’re getting access to potentially thousands of timeshares for a price of one…or is it the price of one PLUS exchange fees.  Like maintenance fees, popular exchange programs require annual membership fees for the administration of the exchanges.  Although not exorbitant, these fees are required whether your timeshare is exchanged or not.  Then, there are fees when you execute an exchange.  There are also a la carte fees for other options and features in these exchange programs.

The results for many timeshare owners is similar to timeshare maintenance fees.  The exchange fees get paid because owners justify the cost of potentially using an exchange in the future.  It’s a mental trap that keeps people paying these fees year after year without much benefit.

Our advice is the same as fora  timeshare: USE IT OR LOSE IT.  If you don’t use your timeshare exchanges, then drop the program.  Luckily, exchange programs in general do not lock you into a long-term contract, so you can cancel.  Keep in mind that if you’ve banked time in the past, canceling your membership will most likely discard your accrued time.

Not One More Day (of Your Timeshare)


Timeshare Relief SunsetI know that not everybody loves Dr. Phil.  His drawl is a little annoying, and his no-nonsense, take– no-prisoners style can irritate the most patient person.  But, he is popular for a reason.  Plenty of things he says make sense.  In fact, I have even found myself saying on occasion “how’s that workin’ for you?” to people whose life choices have ended up costing them dearly.

Another phrase he uses that I like- when talking about bad relationships is this:  “The only thing worse than staying in a bad marriage for ten years is staying in a bad marriage for ten years and a day.”  In other words, just because you  made a decision that is no longer working for you doesn’t mean you have to live with that situation forever.

The same is true for our relationships with how we spend our dollars.  If a bank or investment company no longer seems like the right fit, it’s time to change. Your life changes over the years.  Children arrive, or leave home.  Your financial situation changes. Your priorities and interests shift.  If a timeshare contract no longer serves your lifestyle or bank account, then why stay one more day with something that doesn’t work for you? Depending on what you need, buying a used item saves money-sometimes as little as 10-15%, often as much as 50%.  Timeshare properties are no exception.  Owners are often looking to get rid of timeshares.

Timeshare developers accumulate significant marketing related expenses – primarily through costly timeshare promotions which offer free giveaways in exchange for consumer attendance at high-pressure timeshare sales pitches. When buying from a current owner, you pay only the fair market value of the timeshare – a price that’s often 65 percent less than the developer’s price.

New Florida Attraction Hopes To Bring Timeshare Relief


A new attraction in Universal Orlando Resort, which opened on June 18, brings hope of timeshare relief to the timeshare owners, and industry as a whole, in Florida. The brand new $200 million attraction is called The Wizarding World of Harry Potter and has brought high hopes to cause a surge of vacationers looking to spend time in Florida. Because the timeshare industry is over flooded with people who want to get out of their timeshare properties, and avoid paying high maintenance fees when they are not using their timeshare, any new and exciting attraction, such as this one in Orlando, should increase timeshare sales as people start enjoying this vacation hot spot.
